Do you stage vacant homes for sale?

I do soft staging, meaning I do not stage empty homes.  I do not rent furnishings and accessories. I do work closely with realtors to style homes so they photograph their best and show well.  As a result, you get top dollar for your home.  I make the house look open and spacious, freshen up, spiff-up, declutter, depersonalize, clean-out closets, pack away excess decorative items, and work with the items and furnishings that you already have.  By editing the furnishings and accessories, I highlight the homes’s best features and create a clutter-free space with good flow, form and function that is desirable to potential buyers. My goal is to make sure that buyers are not distracted by the seller’s imprint. I work with different platforms to sell items that you no longer want or need, bag up and get rid of donations, and arrange storage options.  I can even help after the closing overseeing the move, unpacking and organizing your new home.

Why may I need two stagers or organizers?

After our consultation and evaluation of the scope of work that needs to be done, I will determine if an assistant will be needed.  In my experience, on some projects, I have found that two people are exponentially more efficient, and sometimes necessary, especially if we are editing furniture. Ultimately, it is more cost effective for you.  I don’t like to drag it out; some projects that would take one individual several days to complete, two can complete in one.  I realize that sometimes there is also an emotional piece that I will need to help you move through while completing the physical part of the job.  I always strive for the most efficient use of time, money, and energy.

What is the first step?

We will begin with a phone conversation or email exchange where we discuss your project and maybe exchange photos and/or videos of your home.  Perhaps you have a very specific idea of what you want to accomplish, which is great, but not necessary since I come loaded with ideas and organizational tools.  Knowing exactly what you need to accomplish is common for moves and estate clean-outs but not as common with staging, decluttering and organizing. 

Realtors - what is the benefit of staging a home?

Staging is a definitive marketing tool for real estate professionals to help grab a home buyer’s attention. When you combine pricing expertise, proper presentation and fabulous photos it creates an outstanding selling experience. I work directly with the seller and will protect the important relationship between agent and seller. Selling a home is emotional, especially when it is surrounded around one of life’s many transitions, I empathize and work hard to support sellers throughout the process. My services are intended to increase the perceived value of the home and shorten the amount of time on the market. The National Association of REALTORS® (NAR) 2023 Profile of Home Staging said 81 percent of buyers' agents surveyed found "staging a home made it easier for a buyer to visualize the property as a future home," 48 percent of sellers' agents said staging "decreased a property's time on the market" and 20 percent of both buyers' and sellers' agents said staging "increased the dollar value offered by between 1 percent and 5 percent compared to similar homes on the market not staged."
